Mechanical BIM Modeler – Job Description

Position: Mechanical BIM Modeler

Job Summary:
A Mechanical BIM Modeler is responsible for developing, coordinating, and maintaining accurate 3D mechanical models for building projects using BIM software. The role involves creating detailed HVAC, plumbing, and fire protection models, ensuring compliance with project standards, and collaborating with multidisciplinary teams to deliver coordinated designs.

Key Responsibilities:

  • Develop and maintain 3D BIM models for mechanical systems, including HVAC, plumbing, and fire protection.
  • Prepare detailed shop drawings, fabrication drawings, and installation drawings from BIM models.
  • Perform clash detection and coordinate with architectural, structural, and MEP disciplines using Navisworks or similar software.
  • Ensure models comply with project specifications, BIM execution plans (BEP), and company standards.
  • Update BIM models based on design revisions and site feedback.
  • Generate schedules, quantities, and reports from BIM models.
  • Participate in coordination meetings and resolve model-related issues.
  • Maintain accurate documentation and model revisions throughout the project lifecycle.
  • Support project teams with BIM-related deliverables and technical assistance.

Required Skills:

  • Proficiency in Autodesk Revit MEP.
  • Working knowledge of AutoCAD and Navisworks Manage.
  • Understanding of HVAC, plumbing, and fire protection systems.
  • Familiarity with BIM standards, LOD requirements, and BIM workflows.
  • Strong coordination and communication skills.
  • Ability to interpret engineering drawings and specifications.

Qualifications:

  • Diploma or Bachelor's degree in Mechanical Engineering or a related field.
  • 2–5 years of experience as a Mechanical BIM Modeler (experience may vary by role).
  • Experience working on commercial, residential, healthcare, industrial, or infrastructure projects is an advantage.

Preferred Skills:

  • Knowledge of BIM 360/Autodesk Construction Cloud.
  • Experience with Dynamo or other BIM automation tools.
  • Familiarity with international codes and standards (ASHRAE, SMACNA, NFPA, IPC, etc.).
  • Ability to work in a fast-paced, multidisciplinary project environment.
