The ideal candidate combines entrepreneurial drive with structured problem solving and a track record of delivering complex projects in cross-functional settings. Requirements include at least 5 years in strategic consulting, fluency in Dutch and English, and a Randstad network is a plus; Dutch real estate experience is a plus. We are currently looking for a new Project Lead in the development team for Belgium & The Netherlands. The development team works on multiple projects across the full lifecycle of a property, starting at identification and acquisition of strategically located properties and landbanks, over (re-)development of those sites, leasing of new builds or repurposed assets.

As a project lead, you will steer the project and its project team throughout the lifecycle of the project.  It is your responsibility to advice on key business decisions, set the project objectives and key results and steer the process and project team likewise. You will have the opportunity to combine your technical and commercial expertise in a flexible role depending on your interest, background and business' needs. 

On a daily basis, you will be involved in the following technical and commercial processes and project tasks depending on the stage of the project.

More concretely, this means you will get the opportunity to:

  • Land sourcing: Assessing financial and technical potential of landbanks leads;
  • Acquisition process: Performing technical, environmental and legal due diligences; negotiating purchase agreements based on the financial and technical potential of the site and the identified risks;
  • Site preparation: Ensuring proper ownership transfer and managing site until redevelopment. Including remediation and development works, relationship with existing occupiers, securing power supply, etc.;
  • Product definition and design: Supporting the building design process ensuring maximal value creation based on the site and market specifics. Pivotal role between Goodman, its customers and the design team of architects and advisors;
  • Stakeholder management: building a strategy to manage different stakeholders (municipalities, neighbours, customers, etc.) throughout the lifecycle of a development project;
  • Permitting: Driving the permitting process ensuring administrative and political support for the project;
  • Tendering and construction management: Tendering and negotiating construction projects as well as managing construction process;
  • Lead generation: Deepening of current client relationships and extension of business networks with landlords, occupiers, authorities and many others;
  • Commercialisation: Successfully managing entire sales process: lead generations, client proposals, profitability analysis, respond to client queries, solution pitch, lease negotiations to closing of contracts.

  • Structured problem-solving skills that enable you to make thoughtful informed decisions based on technical, legal and/or commercial interests in an environment where stakeholder management is important.
  • An analytical mindset that allows to deep dive into feasibility analysis of complex projects
  • Grit to overcome challenging but interesting projects and determination to get things done.
  • Excellent communication, collaboration and coordination skills as you will be main point of contact for the Goodman board and project team.
  • At least 5 years of work experience within a strategic consulting firm. Experience in the Dutch real estate market is a plus.
  • As you will be working in an international environment, a good knowledge of Dutch and English is imperative.
  • Having a network of relevant commercial real estate parties in the Randstad is a plus.
