Allied is looking for a Specialty Leasing and Tenant Relations Manager to join our team at The Well.  At Allied, everything starts with purpose. As the Specialty Leasing and Tenant Relations Manager, you play a key role in shaping team culture and driving performance at The Well. You are responsible for sourcing and securing new clients, strengthening industry relationships, and maximizing projected revenue. Located at Spadina and Front, The Well brings together three million square feet of retail, office, and residential space constructed over 7.7 acres. What will you do?

  • Design, build, and scale The Well’s specialty leasing program, including kiosks, pop-ups, short-term leases, temporary in-line space, storage, and experiential activations.
  • Establish and execute the vision, strategy, standards, and operating processes for specialty leasing in alignment with The Well’s brand and long-term objectives.
  • Drive ancillary revenue through specialty leasing, sponsorships, partnerships, digital and static centre media, telecom license agreements, and film and media productions.
  • Proactively source, curate, and secure innovative local, national, and emerging brands that enhance tenant mix and elevate the customer experience.
  • Identify, support, and incubate start-up entrepreneurs within the specialty leasing program.
  • Prepare, negotiate, and execute binding license agreements with temporary tenants.
  • Develop pricing strategies, performance benchmarks, forecasting models, and measurable success metrics.
  • Monitor performance, prepare forecasts, and drive continuous improvement initiatives to maximize revenue and NOI.

  • Entrepreneurial Leadership & Innovation
  • Act as an internal entrepreneur, identifying new concepts, partnerships, and activation opportunities across the property.
  • Test, iterate, and refine specialty leasing formats based on performance data, customer feedback, and market trends.
  • Collaborate with Marketing, Digital, and Experience teams to integrate specialty leasing into broader placemaking, sponsorship, and experiential strategies.
  • Champion bold ideas that enhance vibrancy, traffic, and brand relevance — even where no precedent exists.
  • Present and articulate a best-in-class vision for the property to existing and prospective tenants and partners.

  • Tenant Relations & Partnership
  • Serve as a senior relationship lead and first point of contact for temporary and specialty tenants.
  • Foster strong, trust‑based partnerships with tenants through transparent communication and proactive problem‑solving.
  • Support tenant onboarding, openings, and ongoing operations with a solutions‑oriented mindset.
  • Act as a connector between tenants and internal teams to resolve issues efficiently while ensuring alignment with property standards and agreements.
  • Lead Partnership Brand Meetings between RioCan and Allied stakeholders.

  • Cross‑Functional Collaboration & Property Execution
  • Partner closely with Leasing, Property Management, Marketing, Operations, Programming, and Finance teams to ensure alignment and seamless execution.
  • Support retail programming, seasonal initiatives, and on-site events that drive engagement and performance.
  • Lead the planning and execution of on-site activations and events, including permitting, logistics, community partnerships, operations, and post-event performance analysis.
  • Oversee the sourcing, onboarding, and management of vendors, event concepts, and artists that enhance the customer experience.
  • Maintain consistent communication with Property Management to ensure activations, sponsorships, and installations are executed according to plan.
  • Coordinate with suppliers and contractors to ensure timely delivery, installation, and strike of programs and seasonal décor.

  • Leadership Responsibilities
  • Coach, develop, and manage the Specialist, Retail Partnerships to achieve individual and property objectives.
  • Foster a collaborative, high-performance team culture across departments.
  • Contribute to the development of annual personal and property-level goals.
  • Conduct regular performance reviews and track progress against objectives.
  • Provide clear, constructive feedback through one-on-one meetings, department discussions, and ongoing communication.

  • Financial Management
  • Oversee preparation of financial reporting related to specialty leasing, activations, sponsorships, and temporary retail sales.
  • Monitor monthly expenses and performance against budget.
  • Conduct variance analysis and recommend corrective strategies to the General Manager.
  • Prepare annual specialty leasing budgets and contribute to broader asset-level budgeting processes.
  • Analyze revenue and expense assumptions to ensure accurate forecasting and achievement of target projections.
  • Prepare detailed monthly performance reports on activations, sponsorships, and specialty leasing to ensure NOI targets are achieved.

What are we looking for?

  • 5–8+ years of experience in specialty leasing, retail leasing, tenant relations, or commercial real estate within a shopping centre or mixed‑use environment.
  • Proven ability to generate new sales strategies and revenue streams.
  • Strong negotiation, relationship‑management, and influencing skills.
  • Entrepreneurial mindset with comfort operating autonomously and managing ambiguity.
  • Strong financial acumen, including budgeting, forecasting, and variance analysis.
  • Excellent communication skills and ability to work with diverse cultures and business owners.
  • Highly organized, self‑motivated, and able to multitask in a fast‑paced environment.
