We're looking for a Maintenance Supervisor - Fixed Term, to be the go-to leader for our Maintenance Technicians across 23 care homes. Reporting to the Property & Maintenance Manager, you'll build strong partnerships with Care Home Managers, contractors, and suppliers while helping drive maintenance excellence across our Auckland, Bay of Plenty, and Waikato facilities. This role is a 2-year Fixed Term role.
Based in our Ellerslie Support Office, this rewarding role offers variety, autonomy, and regular travel throughout the regions. No two days are the same!

Key Responsibilities
Maintenance Operations
• Coordinate and supervise day-to-day maintenance activities across all CHT sites.
• Ensure reactive and preventative maintenance works are completed efficiently and to a high standard.
• Monitor outstanding maintenance requests and ensure timely completion of works.
• Assist with general building maintenance, repairs, and site upkeep.
• Support maintenance planning to minimise operational disruptions.
Site Visits & Care Home Manager Engagement
• Regularly visit all CHT care homes as part of a structured site visitation programme.
• Build strong working relationships with Care Home Managers and site teams.
• Meet with Care Home Managers regularly to discuss:
◦ maintenance concerns
◦ improvement opportunities
◦ operational issues
◦ health and safety matters
◦ planned maintenance works
◦ site presentation and general upkeep
• Proactively identify maintenance and operational improvement opportunities during site visits.
• Provide regular updates and feedback to the Property Maintenance Manager following site visits.
Preventative Maintenance & Compliance
• Ensure preventative maintenance programmes are completed across all sites.
• Support compliance requirements including Building Warrant of Fitness (BWoF), fire safety systems, and general maintenance compliance.
• Conduct regular site inspections and identify maintenance risks or concerns.
• Assist with audit readiness and compliance-related maintenance activities.
Team Leadership & Supervision
• Lead and supervise maintenance staff, gardeners, and operational contractors.
• Promote a positive, professional, and team-focused culture aligned with CHT values.
• Provide guidance, support, and day-to-day direction to the maintenance team.
• Monitor team performance and support continuous improvement.
• Conduct monthly maintenance team meetings.
Health & Safety
• Ensure all maintenance activities are completed safely and in accordance with health and safety requirements.
• Ensure maintenance staff are equipped with appropriate PPE and safety equipment.
• Participate in health and safety inspections, audits, and risk assessments.
• Promote safe work practices across all sites.
Communication & Coordination
• Work closely with the Capital Works Supervisor to coordinate maintenance and project activities.
• Support communication between maintenance teams, contractors, and Care Home Managers.
• Coordinate maintenance scheduling to minimise disruption to residents and operations.
• Escalate significant maintenance issues or risks to the Property Maintenance Manager.
Documentation & Reporting
• Ensure maintenance tasks and work orders are accurately recorded and closed within the maintenance management system.
• Monitor maintenance trends and outstanding works.
• Prepare monthly maintenance reporting for the Property Maintenance Manager.
• Maintain accurate records of maintenance activities, inspections, and site issues.
Emergency Response
• Support urgent maintenance response requirements when required.
• Assist with after-hours maintenance coordination and emergency issues as needed.
Key Performance Indicators (KPIs)
• Preventative maintenance programmes completed as scheduled.
• Maintenance requests actioned within agreed timeframes.
• Positive feedback from Care Home Managers and site teams.
• Regular visitation of all CHT sites completed throughout the year.
• High standard of site presentation and maintenance across all facilities.
• Accurate and timely maintenance reporting and documentation.
• Safe and compliant maintenance operations across all sites.
Skills & Experience
• Experience in maintenance supervision, facilities management, or property operations.
• Strong leadership and communication skills.
• Ability to coordinate multiple maintenance activities across various sites.
• Good understanding of building maintenance systems and operational requirements.
• Strong organisational and problem-solving skills.
• Understanding of health and safety requirements and compliance obligations.
• Experience within aged care, healthcare, facilities, or property environments preferred.
